ESG is high on the agenda of many multi-tenant building owners, with technology able to play a key role in helping to meet targets.

For multi-tenant building operators, reducing energy consumption in their buildings is one of the biggest obstacles to meeting their ESG goals. Operators can reduce energy consumption on a day-to-day operational basis in many different ways, as well as implementing resident engagement techniques to make residents aware of how much power they are using and educating them on how to cut back. The Internet of Things (IoT) has made it easier than ever for building owners and operators to track energy consumption and to make changes. 

Energy tracking and reporting

One of the most impactful ways IoT technology is being used in energy management in buildings is through the use of tracking and reporting. Operators can see exactly how much energy is being used in specific parts of the building, including in common areas and individual apartments. Movement and occupation can also be tracked and facilities such as lighting and heating can be managed automatically to cater for occupation at key times, turning it off during periods where it is not being used. 

Resident engagement

Ensuring residents are aware of how much energy they are using is a fundamental step in helping them to reduce how much they use throughout the day. By displaying energy usage stats to residents via an app or web portal, they are not only made aware of their environmental impact, but they can also see where they can make reductions. People (notably younger generations) are becoming increasingly aware of their environmental and social impact and are much more likely to make behavioural changes if they can see their usage information in this way. 

In terms of marketing accommodation to residents, this is also useful for owners of multi-tenant buildings, as people may be more willing to give their money to companies that align with their values. Good ESG practices are also a way for building operators to differentiate from competitors and provide “selling points” to the market. 

IT-based solution

Making fundamental changes to your IT infrastructure can also result in significant cost and efficiency savings. If using a locally hosted server infrastructure, this can be moved up into a local data centre and hosted in the cloud.
