PBSA meets HMO at Torsion Students’ Pine Mill development, with ASK4’s superfast connectivity as standard.

Pine Mill is a 4-storey development in Lincoln, comprising of 361 en-suite bed spaces, including seven accessible ground floor en-suite bedrooms, being delivered by Torsion Developments in a joint venture with Harrison Street Real Estate Capital. The townhouses will be arranged in a series of seven, four storey linear blocks, which overlook private and secure landscaped courtyards. The development is due to open to students in September 2021 and will add to their portfolio of over 2,000 beds in the UK to date.

Project Summary

Torsion Developments enlisted ASK4 to provide Internet services to their new development Pine Mill in Lincoln. Unusually for purpose built student accommodation (PBSA), Pine Mill is a community of 361 individual en-suite rooms within townhouses located around a series of seven landscaped gardens and courtyards. This meant that the connectivity was somewhat more complex than a traditional PBSA scheme.

In a typical student house (HMO), one tenant would have to put their name against a domestic broadband account, typically with a minimum contract length and termination notice period. There may be a set up fee and a waiting period for the service to be connected, and it would require a router being plugged into the main phone line, typically downstairs in a living room. Most crucially, there would be admin over splitting the bill, unfair signal coverage with some bedrooms having a great signal and some very poor as the wireless signal travels from the router through floors, walls and furniture, and no wired access in bedrooms.

ASK4’s fully managed service overcomes these challenges. With a dedicated 1Gb/s fibre line to the site and a wireless service that has been expertly planned with high capacity access points strategically placed around each house, each resident will enjoy excellent stable wireless coverage.
