Incorporating smart technology into a multi tenant building can create a more sustainable building and result in an enhanced resident experience. We take a look at how data from smart technology can improve ESG ratings.

What is ESG? 

ESG stands for Environmental, Social and Governance and is used as guidance for businesses to set standards and targets for themselves to ensure a level of social and environmental responsibility. ESG is becoming an increasing focus for owners and operators of multi-tenant buildings with potential investors using these standards as a central factor when making decisions to invest. 

Not only does a good ESG rating result in more opportunities for investment and meaningful partnerships, but it can also deliver cost savings in the form of reduced energy usage. Smart technology can play a crucial role in achieving good ESG ratings as it allows operators to understand the indoor environmental conditions of a building on a deeper level and to act on the data gathered in a timely manner.  

How smart technology can improve a building's ESG rating 

Multi-tenant buildings house many residents who all require water, heating, lighting, and an Internet connection, with energy consumption constantly fluctuating around the building throughout the year. Through the use of specialist smart sensors and control devices, building operators can record live usage information from around the building, providing data which can be used to manage the building more efficiently, more sustainably and in a more cost-effective way.  

As an example, smart sensors can record energy consumption within a building and within individual apartments, highlighting which parts of the building are using an excessive or unexpected amount of energy. This data can then be analysed, and automated actions taken, like limiting maximum temperatures, or turning heating off remotely when certain conditions are met. Smart sensors can also determine how different spaces are being used to decide when lighting and ventilation systems need to be turned on or provide early notification on potential issues that will require human intervention.
